Number of contracts for new development units in Manhattan

Median listing prices for units in new developments in Manhattan and Brooklyn have increased year-over-year, and contract activity in both boroughs has increased by more than 40 percent, according to Streeteasy.com’s February new development market report covering Manhattan, Brooklyn and Queens.

The median listing price for Manhattan new development units was up 6.8 percent last month to $1.44 million from February 2011, the report says. In Brooklyn, where supply is more constrained, the median price was also up, 16.8 percent year-over-year to $697,000.

The priciest neighborhood across all boroughs, was the Upper West Side, where the median listing price was $3.25 million, up 7.4 percent on a price-per-square-foot basis year-over-year.

The most popular buildings on the Upper West Side — based on saved listings, searches and page views on Streeteasy.com — were the Aldyn, the Rushmore, 846 West End Avenue and the Laureate, same as in last month’s inaugural new development report, the report shows.

The Manhattan neighborhood that saw the biggest jump in prices, however, was the Upper East Side. There, the median listing price for new development units was $2.29 million, up 13.8 percent year-over-year. The number of price cuts remained relatively flat.

The total number of listings at new developments in Manhattan held steady between February 2011 and February 2012, whereas in Brooklyn there were 8 percent fewer listings, down to 538. New contracts were up in both boroughs year-over-year, 14.3 percent to 88 in Manhattan, and 40 percent to 63 in Brooklyn.

Brooklyn fared extremely well when it came to price increases and price cuts last month, with 130 percent more price increases and 48.5 percent fewer price cuts compared to February 2011.

Williamsburg was Brooklyn’s most expensive area, with a median listing price of $897,000, a 30 percent increase from last year at the same time, when the median was $685,000, the reports says.

In Queens, activity and supply were up, and median prices in Long Island City inched up towards those in popular Brooklyn neighborhoods.

Inventory in Queens increased in February by 29 percent compared to the same month a year ago. The borough also saw another nearly 300 percent jump in new contracts, same as in January, to 13 from 3 year-over-year. The most popular new development buildings in Long Island City the most popular Queens neighborhood, were, like last month, the Murano, the L Haus, the View at East Coast and 1 Vernon Jackson, the report says. — Guelda Voien

For example, Schwarz says she’ll creatively use “twigs, branches, seashells, green cuttings from the outdoors, orchids, real trees as possible, hand woven baskets, cotton, linen, burlap fabrics, real leather, and earthy colors as well. You cannot lose when using the colors of nature. This creates a comfortable, natural look and setting in any home for sale.”

Easy-to-Move Furniture
Stager Charlene Storozuk, owner of Dezigner Digz, says a must-have tool for staging properties is furniture sliders. “I have two sets: one with felt backing for moving furniture across wood and tile flooring and another set with plastic backing for broadloom,” Storozuk says. “All I have to do is lift the corners of each piece of furniture, one at a time, and slip a slider underneath. Once all four corners have a slider in place, I can easily move the furniture around on my own. Not only do the sliders save me from throwing my back out, they also save the home owner some money since I don’t have to pay an assistant to help me move furniture.”

Information at Your Fingertips
Ashley Whittenberger, owner and principal of Interiority Complex LLC, says her iPhone is a must-have tool for staging. “I can access real estate comps, easily share my database of preferred vendors who can help my clients get their home into tip-top shape, take pictures of the property for my records, share sample photos of items I might suggest to purchase, and of course, access the Real Estate Staging Association’s Home Staging Savings Calculator,” Whittenberger says.

Evoking Buyers’ Senses
Susan Tokarz-Krauss with Real Estate Designed to Sell in Grants Pass, Ore., says creativity goes a long way in staging properties. “Whether I lightly stage, redesign, or do a full staging of a vacant home, it’s very important to engage the buyer’s senses,” Tokarz-Krauss says. ”I use lighting — on timers — to set the mood and provide security. I use ‘soft’ scents such as vanilla to create that special ambiance, and I play light jazz or seasonal music in the home. Colorful pillows and accents make the room ‘pop,’ but the scents, music, and overall ambiance is what helps potential buyers personally engage with the home.”

Manhattan rents unseasonably strong, even as incentives rise

The Manhattan residential rental market saw an increase in vacancy rates and in incentives for tenants, but rents were up from December, in what is usually the slow-as-molasses month of January, according to a monthly rental market report from Citi Habitats released today.

“Absent any seismic changes I think it’s just going to be another strong, stable market for the landlord [this year],” said Gary Malin, president of Citi Habitats. “It would take a real change in the economy to change [the market] to the tenant’s favor.”

Rents were up 5 percent over all apartment sizes year-over-year in Manhattan, according to numbers from the brokerage (see chart below), though the vacancy rate was up slightly as well, to 1.3 percent. The average price of a Manhattan studio was $1,967, whereas the average for a one-bedroom was $2,652. The average two-bedroom in Gotham rented for $3,762, and the average three-bedroom $5,026. In all categories average rents increased by between 4 and 6 percent, the report says.

Malin speculated that the strong numbers could be due to renters renewing leases in uncertain job and mortgage climates. He also said that lower Wall Street bonuses could propel the rental market further as financial services executives put off purchasing homes and continue to rent.

Inventory tightens for Manhattan renters and buyers

Inventory is dwindling for both Manhattan renters and buyers, according to two recent market analyses, and that’s pushing apartment rents and prices higher.

Citi Habitats figures cited by the Wall Street Journal show just 2,230 new rental units will arrive in Manhattan this year, as the construction slowdown during the recession starts to rear its head just as apartment demand is at its highest. Many people have turned to renting in the uncertain economy and the vacancy rate during the typically lax winter months currently sits at just 1.27 percent.
The rental construction that began to pick up with the market likely won’t bear fruit until late next year or early 2014, meaning conditions will stay tight for the foreseeable future, Citi Habitats said. The Journal said those conditions will reward the Related Companies and Metro Loft Management who are bringing 232 units and 418 units, respectively to 102nd Street and Park Avenue and John Street in the coming months. Rents for one-bedroom apartments in new developments average $3,984 per month, according to the data.

Meanwhile, Crain’s reported that a Vanderbilt Appraisal Company analysis shows declining inventory is stabilizing prices for Manhattan apartments. The appraisal firm said when there’s six to nine months worth of inventory prices are stable; anything less than that and prices rise, anything more and prices fall. In Midtown there’s still 15 months worth of inventory, but on the Upper West Side there are just 1,016 units on the market — a six month supply. The Upper East Side has 10 months worth of apartment supply and Downtown there exists an eight month supply. As a whole, there are 6,400 units for sale in Manhattan, down 13 percent from September, representing less than nine months worth of inventory. [WSJ] and [Crain's]

MANHATTAN CONDOS

Manhattan’s condominium market remained relatively flat in December, with contract volume down 2 percent for the month, compared to one year ago for the same month, and inventory down by 3.2 percent, according to Streeteasy.com’s Manhattan condo market index, released today.

Median listing prices went up 3.1 percent in Manhattan compared to a year ago, the report shows. The Upper East and Upper Manhattan markets had listing median price declines of 12.5 percent and 4.3 percent, respectively.

The Upper East also had a 13.1 percent drop in contract activity. Midtown, on the other hand, had a 22.6 percent jump.

Meanwhile, compared to the prior January, 10.4 percent more starter apartments went into contract this month in Manhattan than family-sized apartments, which declined by 13 percent year-over-year. -- Katherine Clarke

Rental Insurance & WHY YOU NEED IT

According to IIABA (a very important insurance organization), the average price of rental insurance is $12.00 per month for $30,000 in coverage and $100,000 in liability coverage, so the better question is why wouldn’t you get rental insurance?

A huge misconception is that the landlord is responsible for any damage or loss that happens in your apartment. Unless it is specifically stated in your lease that the landlord provides such insurance (which 99% of the time it never is) your belongings, prized possessions, clothes, jewels, TV, computer, wii, kitchen appliances, furniture, carpet etc… are all fair game to fire, pipes bursting and good ol’ fashion theft. 

Another issue that most people don’t think of is “liability.” My aunt last year broke her foot in her daughter’s duplex apartment. One spilled doggy bowl of water and boom, thousands in medical bills.  Of course my aunt would never want to sue her own daughter, it was at her own daughter’s suggestion that she should file a claim because she has renters insurance that should cover all of her bills!

 

Interesting to note that legislation is being proposed to force insurers to cover bed bug damage in New York State, as it has been a major issue for the last few years. () It hasn’t been passed yet but if you live in New York State and are getting renters insurance I highly advise you discuss this with your insurer and see if it is something additional you can purchase.

Many condominiums and co-ops that allow rentals in their building require at the lease signing that you have rental insurance coverage but the majority of landlords and management companies do not. It is your responsibility to get coverage and for such a low payment to buy peace of mind, I ask again, why wouldn’t you get rental insurance?
